Important Information for Buyers

Buying a home is a big decision and a personal one.  You need the RIGHT PERSON to find you a home that suits your needs and protects your interests. What is a Buyers Representative and how can I help you? A buyer`s representative represents the buyer who is purchasing property in a real estate transaction.  Research has shown that when a buyer`s representative is used, the buyer found a home faster, examined more properties and negotiated better pricing and terms than those who did not use a representative.  Additionally, YOU DO NOT PAY COMMISSIONS to your Agent.  I am paid through the Seller ONLY when we close on your new home.  Why go it alone?  I work for, and owe fiduciary responsibilities to you and have your best interests in mind throughout the entire process. 

Here is a brief overview of what I offer you as your buyer`s representative:

~  Evaluate your specific needs and wants and locate properties that fit those specifications. 
~  Assist you in determining the amount that you can afford (pre-qualify), and show properties in that price range and locale. 
~  Assist in viewing properties  
~  Research the selected properties to identify any problems or issues to help you make an informed decision prior to making an offer to purchase the property. 
~  Educate you on structuring an appropriate offer to purchase the selected property based on a market analysis.
~Fully explain the contract and how you are protected or at risk.

Determine your housing needs.

How long do you intend to live in your new home? Will you be starting or adding to your family? Do you have any special requirements such as proximity to stores, public transportation, recreation facilities, etc.? These are the sort of things you should consider when deciding what kind of housing you will need--not just now, but also five years from now. Remember, if you intend on moving again relatively soon, you should get a shorter term when choosing your mortgage.
